Most Companies Make One Offer. We Show You Every Option You Have.

We start by finding out if you can stay in your home. If selling makes more sense, we make sure you walk away with the most money possible. No pressure. No games. Just real options, explained honestly.

A 2026 study found that only 12% of “we buy houses” companies can actually purchase your home. The rest are companies that only wholesale your property. They promise you a big number to get you excited, put you under contract, and then come back weeks later to tell you they need to “adjust.” You deserve better than that.

Talk to Someone Who Can Actually Close

Here’s what usually happens when you call a “we buy houses” company

  • You fill out a form or call a number
  • Someone shows up, looks at your house, and gives you a big number to get you excited
  • You sign a contract thinking it’s a done deal
  • Behind the scenes, they’re shopping your contract to other investors trying to find someone who will actually buy it
  • Nobody will pay what they promised, so they come back and say “we need to adjust the numbers”
  • Now you’re weeks into the process, stressed out, and getting less than what you were told
  • Or worse, they back out entirely and you’ve wasted critical time you didn’t have

This happens to families in crisis every single day. People behind on their mortgage. People facing foreclosure with a deadline. People going through divorce or dealing with an inherited property. The families who need certainty the most are the ones getting empty promises.

We started The Home’s Hero because we’ve seen it happen too many times, and families deserve better.

The Zillow and OpenDoor playbook (and why it hurts families)

You’ve probably seen the big names: Zillow Offers, OpenDoor, national iBuyer platforms. Here’s what they don’t put in the ads.

These platforms are built around a specific playbook:

  1. Give you an exciting initial offer. High enough to get you to stop shopping. High enough that you feel like you’re winning.
  2. Get you under contract. Once you sign, you’re emotionally committed. You stop talking to other buyers. The clock starts.
  3. Send in the inspection. The inspection report comes back with a list of repair credits. Market conditions have “shifted.” Their algorithm has been “updated.” Whatever the reason, the number goes down. Sometimes 5%. Sometimes 15-20%.
  4. Count on you being too far in to walk away. You’ve already told your family. You’ve already made plans. Walking away means starting over. So most people accept the lower number.

Zillow shut down their iBuyer program in 2021 after losing over a billion dollars because their algorithm was consistently overpricing homes to win contracts. OpenDoor faces ongoing complaints documented with the BBB and consumer review platforms about offers being reduced significantly between the initial quote and closing.

These are not bad companies run by bad people. It’s a structural problem: their model requires them to attract you with one number and close at another. When you’re a family facing foreclosure with a 90-day clock, that gap can cost you everything.

3 questions to ask any “we buy houses” company before you sign anything

We believe you should protect yourself regardless of who you work with. Before signing with any cash buyer, ask these three questions and pay close attention to the answers:

  1. “Can you show me proof of funds right now?” A real buyer who can actually close has cash or a line of credit ready to go. They can show you a bank statement or a letter from their financial institution before you sign. If they hedge, deflect, or tell you they’ll “get it to you later,” that’s your answer.
  2. “Is this the number I will receive at closing, or is this a starting offer?” Ask directly. A buyer who plans to renegotiate will give you a vague answer. A buyer who intends to close at the number they gave you will tell you clearly: yes, that’s the number.
  3. “Does this contract have an assignment clause?” Look for the words “and/or assigns” after the buyer’s name. If it’s there, they plan to sell your contract to someone else. They are not the buyer. Ask them directly: “Are you the one closing on my house, or are you planning to assign this contract?”

If a company gets defensive when you ask these questions, walk away. A company that’s genuinely there to help you will welcome the scrutiny.

What makes The Home’s Hero different

We can actually close.
When we give you a number, that’s the number. We have the funds and the ability to purchase your home ourselves. No shopping your contract around. No coming back to renegotiate. No surprises three weeks in.

The number we give you is the number you get.
We don’t inflate an offer to get you under contract and then “adjust” later. We give you an honest number from the start because we’d rather earn your trust than waste your time.

Your family’s outcome comes first.
Sometimes the best thing for your family is to sell. Sometimes it’s to keep your home. We’ll tell you the truth about your options, even if it means we don’t make money on the deal.

We’re transparent about everything.
You’ll know exactly what’s happening at every step. Our process, our timeline, our numbers. No hidden fees. No last-minute changes. No games.

We specialize in foreclosure prevention.
Most cash buyers want easy flips. We work with families in the hardest situations, because that’s where we can make the biggest difference. Our mission is to stop 1,000 foreclosures in 2026.

We care more than anybody else.
That’s not a slogan. It’s what families tell us after we’ve worked with them. We go above and beyond because that’s who we are.

I know what that fear feels like from the inside.

In 2020 I had no money. I know what it feels like to be backed into a corner. Overwhelmed. Embarrassed. Ashamed. Depressed. Not wanting to keep going. Like the walls are closing in and there’s nobody to call.

That feeling is real. And if you’re there right now, I want you to know: you are not alone.

I watched people I love face the kind of financial pressure that most people don’t talk about out loud. The kind where you’re not sure how you’re going to keep the house. Where you feel embarrassed asking for help. Where the system feels like it’s working against you.

And I look around now, and I see that happening to millions of everyday Americans. Things are harder. Costs are higher. The margin for error is gone for a lot of people.

I started The Home’s Hero because I believe families deserve a real path forward, not just a foreclosure notice and a countdown clock.

We are not here to squeeze anyone. We are here to sit down with you, lay out every option you have, and help you get a fresh start, whether that means staying in your home or walking away with your dignity and something in your pocket.

Because at the end of the day, that is what the American dream is supposed to be. Not perfection. A chance. And when life knocks you down, the least we can do is help you back up. That is the golden rule, and it is what we live by every single day.

If you are ready to talk, we are ready to listen. Call us at (844) 991-4359 for a free, no-pressure conversation. No judgment. Just clarity and a real path forward.
