3 questions to ask any “we buy houses” company before you sign anything

  1. “Can you show me proof of funds right now?” A real buyer who can actually close has cash or a line of credit ready to go. They can show you a bank statement or a letter from their financial institution before you sign. If they hedge, deflect, or tell you they’ll “get it to you later,” that’s your answer.
  2. “Is this the number I will receive at closing, or is this a starting offer?” Ask directly. A buyer who plans to renegotiate will give you a vague answer. A buyer who intends to close at the number they gave you will tell you clearly: yes, that’s the number.
  3. “Does this contract have an assignment clause?” Look for the words “and/or assigns” after the buyer’s name. If it’s there, they plan to sell your contract to someone else. They are not the buyer. Ask them directly: “Are you the one closing on my house, or are you planning to assign this contract?”
