The Homes Hero exists to help Arizona homeowners understand their options when they fall behind on a mortgage, face foreclosure, inherit a property, or otherwise need to make a big decision about their home. We believe homeowners deserve straight answers, real education, and access to free resources. This page explains exactly what we do, what we do not do, how we are paid, and the rights every Arizona homeowner has when talking with any foreclosure-related service.

Who We Are — And Who We Are Not

The Homes Hero is a consumer education and referral service. We listen to your situation, explain the options available under Arizona and federal law in plain language, and connect you to the licensed professionals who can actually execute each option.

We are not:

  • A law firm. We do not provide legal advice.
  • A licensed real estate brokerage. We do not list, sell, or market homes ourselves. When a homeowner decides to sell, we refer them to a licensed Arizona realtor.
  • A mortgage lender, loan servicer, or loan originator.
  • A loan modification company. We do not prepare, submit, or negotiate loan modification applications with lenders.
  • A HUD-approved housing counseling agency.
  • A credit repair organization.
  • A debt collector or debt settlement company.

What We Actually Do

  • We listen. We take the time to understand the homeowner’s full situation before discussing any solutions.
  • We educate. We explain how reinstatement, forbearance, loan modification, short sale, deed in lieu, bankruptcy, and a private sale actually work in Arizona, and what the realistic timelines and tradeoffs are for each.
  • We help identify the right questions for a homeowner to ask their own lender, their own attorney, and their own HUD counselor.
  • We refer out. When a homeowner needs legal advice, loan modification help, short sale negotiation, or licensed real estate services, we connect them to a qualified licensed professional. We do not attempt to perform those services ourselves.
  • We advocate in narrow, specific situations. On rare occasions, we have assisted homeowners with predatory junior lienholders (for example, abusive or potentially illegal second-position loans) by helping the homeowner negotiate a reduced payoff. We do this alongside an attorney or within the context of an upcoming sale, not as a standalone negotiating service.
  • We help homeowners sell, when that is the right choice. If the homeowner decides a sale is the best option, we connect them to a licensed Arizona realtor and we coordinate the transaction with the homeowner’s best interests front and center.

What We Do NOT Do

  • We do not negotiate with mortgage lenders or servicers on a homeowner’s behalf.
  • We do not prepare, submit, or follow up on loan modification applications.
  • We do not perform short sale negotiations with lenders.
  • We do not act as a legal representative for any homeowner.
  • We do not take possession or title to a homeowner’s property.
  • We do not direct homeowners to make mortgage payments to us.

How We Are Paid

Our advice is always free. We do not charge for the initial consultation, for education, for referrals, or for any help a homeowner receives that results in them keeping their home.

We only earn a fee if a homeowner chooses to sell their home through our referred licensed realtor and the sale closes. The fee is pre-agreed in writing with the homeowner, paid from the sale proceeds at closing, and never collected in advance. If the homeowner does not sell, we are not paid. If the homeowner sells through a different realtor, we are not paid.

We Never Charge Advance Fees — And Neither Should Anyone Else

Under federal law (12 C.F.R. Part 1015, the FTC’s Mortgage Assistance Relief Services Rule) and Arizona law (A.R.S. § 44-1376 et seq., the Arizona Foreclosure Consultants Act), it is illegal for a foreclosure-related service to collect any fee before the service is completed.

If any company asks you to pay up front to stop your foreclosure, save your home, or negotiate a loan modification, that is a red flag for a scam. Hang up. Report it. We have never charged an advance fee and we never will.

Your Right to Cancel (Arizona Law)

If you sign any written agreement with The Homes Hero, Arizona law gives you five business days to cancel it, in writing, for any reason, under A.R.S. § 44-1376.02. We will not collect any fee from you during that cancellation period. Your homeowner agreement will include the statutory cancellation notice in the form required by Arizona law, printed in bold type.

Free Federal and State Resources You Should Know About

  • HUD-Approved Housing Counseling (Free): Call 1-800-569-4287 or visit hud.gov/findacounselor. Every homeowner has access to free one-on-one counseling from a HUD-approved counselor. You are not required to hire anyone to discuss your situation with your lender.
  • Arizona Attorney General — Consumer Protection: azag.gov/consumer or call 1-602-542-5763. File a complaint against any foreclosure-related service that collects advance fees or misrepresents their services.
  • Consumer Financial Protection Bureau: consumerfinance.gov.
  • Making Home Affordable / Homeowner Assistance Fund (Arizona): azhaf.org. Federal funds administered by the state, available to eligible Arizona homeowners. Program closeout is scheduled for September 30, 2026 — if you are eligible, apply as early as possible.

A Note About Our Online Reviews and Testimonials

Many of the kind words homeowners have shared about The Homes Hero on Google and on this website were written by real clients describing their own experiences in their own words. Because most homeowners are not familiar with the technical distinctions between education, referral, and formal negotiation, their reviews sometimes describe our role using shorthand (for example, “she got me my modification” or “they worked with my lender”). We are grateful for every review, but we want to be precise here on our own website: we did not prepare or submit the modification paperwork, we did not negotiate the terms with the lender, and we did not act as any client’s legal or financial representative. Our role was to listen, explain the options, coach the homeowner through the conversation they needed to have with their servicer, and in some cases coordinate with a licensed attorney, a HUD counselor, or a licensed realtor. The homeowner — with their lender, their attorney, and their counselor — did the work that saved their home.
